Hardwood Refinishing / Sanding / Finishing of Newly Installed Wood Flooring.

    There will be a light coating of dust after the job is complete. Our sanding equipment has vacuum bags and we use plastic sheeting/tape to contain the areas. But with the amount of dust that is created during the sanding process, it is impossible to control 100%.
    There will be a light coating of dust after the job is Paint may need to be touched up on baseboards, walls, stairs, and/or trim after the refinishing work is complete. It is the customer’s responsibility to touch up paint after the floors are refinished. We can provide a painting crew for the touching up at an additional cost.
    Fumes from Applying stains & polyurethane can be strong, please allow 24 hours after the final coat to dry. Potentially harmful to pets and/or people in the home until they are dry. It is the homeowner’s responsibility to air out the home after the job is complete.
    Refinishing floors is a multi-step process with drying times between steps. Our crews need access to the home without delay for the duration of the project. We can provide a lock box if you prefer to use this method for access. If we cannot access the home and have to reschedule, we will need to charge a $100 fee and it will delay your project by at least 1 day. Also, we cannot promise specific arrival times for each day of work on the project, it is best to provide a key to our crew or request a lock box.
    Our standard Refinish scope of work includes the following, if you are expecting something different please specify prior to the start of work: ○ Sand the floors with (3) grits. ○ Apply Oil-Based Stain (or No Stain if a ‘Natural’ finish). ○ Apply Sealer (if recommended for your type of wood floors). ○ Apply (2) Coats of Oil-Based Satin Polyurethane.
    If there is wood that needs to be repaired or replaced other than what is specified on your proposal, there will be an additional charge that will need to be agreed upon prior to performing the repairs.

Laminate & Luxury Vinyl Plank Disclaimers

Before proceeding with Floating Floor (LVP or Laminate Flooring) installation, it is important to understand the following disclaimer:

    Pre-Installation Inspection: Floating Floors are installed over subfloors or existing flooring. Before installation, it is important to inspect the subfloor or existing flooring for any damage, such as cracks, squeaks, or unevenness. If any issues are found, it should be addressed prior to installation.
    Removal of Existing Flooring: If existing flooring needs to be removed before installation, additional charges may apply. This includes any adhesive residue, which can be difficult to remove.
    All flooring products will scratch. We are not personally responsible for any scratches on your flooring. All furniture should have felt pads placed on the feet when to help alleviate the possibility of scratching your new floors.
    Subfloor Preparation: A proper subfloor preparation is essential to ensure a successful carpet installation. However, additional charges may apply if the subfloor requires leveling or repair before installation. By proceeding with flooring installation, you acknowledge that you have read and understand this disclaimer, and agree to any additional charges that may apply.
    Furniture: We are not responsible for damage to furniture. Please disconnect and remove all electronics and valuable items from the work area prior to our installers arriving on the job.
    Painting: All work related activites create dust and sometimes marks on walls or trim. We are never responsible for paint or repairs associated with these activities, unless we have specfically been contracted for painting.
    Payment: All Invoices are Required to be Paid In Full Upon Completion of the Installation or Refinishing. Chargebacks are not acceptable for work that was completed.
    Labor Warranty: All Installations or Refinishing Work carries a 1 Year Labor Warranty unless Noted Otherwise on your Proposal.
